MEP BIM Services for Coordinated, Construction-Ready Building Systems
Rework consumes 4–10% of project cost in most construction studies. PlanRadar’s review of research from 1991 to 2026 found a full range of 1–20%. According to PlanGrid and FMI (2018), miscommunication causes 26% of rework and bad data causes 22%. MEP BIM services help teams resolve those information gaps in the model before crews install.
BIM Modeling provides MEP BIM services for MEP contractors, general contractors, VDC managers, consultants and fabricators.
We model mechanical, electrical, plumbing and fire protection (MEPF) systems in Building Information Modeling (BIM) software, then coordinate them into construction-ready models and drawings. Scope follows your project inputs, stage and agreed deliverables.

What Do MEP BIM Services Include?
MEP BIM services include modeling, clash coordination, shop and spool drawings, quantity takeoffs and as-built models for mechanical, electrical, plumbing and fire protection systems.
Our MEP BIM modeling services turn design and field information into models, drawings and schedules your team can build from. Scope depends on project stage, available inputs and the BIM Execution Plan. Both the BEP and the LOD are agreed in writing before modeling starts.

How Does BIM Modeling Benefit AEC Teams?
Some clients do not need more modelers. They need someone who has run the BIM kickoff meeting before. Our BIM consultation services cover the planning, standards and quality control that decide whether a BIM project runs smoothly or turns into a file-naming argument in month two. Think of it as BIM consultancy with a modeling team close enough to prove the plan works.
BIM Execution Plan (BEP
We write the plan the whole team signs: model uses, LOD by phase, file naming, coordination cadence and who owns what. The structure follows NBIMS-US and ISO 19650, so owners and reviewers recognize it.
Owner BIM requirements
Writing a BIM requirements package for a bid? We help owners spell out deliverables, LOD and data needs, so proposals come back comparable.
BIM audit and model health check
We open your Revit models and report what we find: warnings, worksets, links, shared coordinates, family quality, naming. You get a ranked fix list, not a lecture.
Templates, families and standards
Revit templates, view and sheet standards, parameter schedules and a family library that reflect how your firm really works.
Training and onboarding
Short, project-based sessions on Revit workflow, Navisworks coordination or the BEP itself. We teach on your files, not a tutorial building.
Embedded BIM coordination
A BIM coordinator joins your project team, runs the weekly clash meeting and tracks issues until they close. See BIM coordination and VDC consulting.
Not sure whether you need consulting, modeling or both? Start with a free consultation call.
What BIM Modeling Services Do We Offer?
Pick one discipline or take the full set. Each service can run alone, or feed the same federated model so nothing gets modeled twice.
Architectural BIM
Floor plans, elevations, facades and interiors modeled in Revit, with room data, finishes, door and window schedules attached. Built so structural and MEP teams can link in on day one.
Typical LOD: 200 to 350
Structural BIM
Foundations, framing, slabs and reinforcement modeled with real dimensions. Openings and sleeves get coordinated with MEP early, before anyone detailed the steel.
Typical LOD: 300 to 400
MEP BIM
Ductwork, piping, conduit, cable tray, sprinklers and equipment, routed with service clearances and ceiling space in mind. Ready for prefabrication when you want it.
Typical LOD: 300 to 400
BIM Coordination and Clash Detection
Weekly or biweekly coordination cycles in Navisworks. Each clash gets a screenshot, a location, an owner and a due date, then stays on the log until it closes.
Typical LOD: 300 to 350
Scan to BIM and CAD to BIM
Point clouds, legacy DWGs and scanned PDFs become editable Revit models. We state the tolerance we worked to, so you know how far to trust the existing-conditions model. See also CAD to BIM.
Typical LOD: 200 to 300
4D and 5D BIM
Tie the schedule to the model for 4D sequencing, or pull quantities for 5D cost checks before bid day. Works with Synchro and Primavera P6 schedules. See also 5D BIM.
Typical LOD: 300 to 400
What Is the Scope of Our BIM Modeling?
Eight steps, in this order. No mystery phase in the middle.
Mechanical BIM Modeling
HVAC ductwork, piping, air handling units and chillers, routed around structure and ceilings before installation begins. Service clearances, access panels and equipment pads are included.
Electrical BIM Modeling
Panels, switchgear, transformers, conduit, cable tray and lighting, coordinated with ceilings and mechanical systems before fabrication. Working clearances around electrical equipment are checked in the model.

What Are Our Technical Methods for Interdisciplinary Conflict Resolution?
We resolve conflicts between disciplines by fixing them directly in the model, then clash-testing the combined models until every issue is closed.
In-Model Coordination
Modelers reroute, resize and adjust elements directly in Revit while checking clearances, slope and access, so the fix is permanent and not a markup that gets lost.

Commercial offices
Core and shell, tenant fit-out and above-ceiling coordination.
Hospitality
Repeating floor plates, MEP risers and busy back-of-house.
Education

What is BIM modeling, and what do BIM services include?
BIM modeling builds a coordinated 3D model of a building before it is built, combining architectural, structural and MEP data. BIM services wrap work around that model: coordination, clash detection, 4D scheduling, 5D cost data, documentation and consulting. Teams catch conflicts on screen, plan sequencing early and pull quantities from the same source.
What is the difference between BIM modeling services and BIM consulting?
Modeling produces the model. Consulting decides how BIM will run: the execution plan, LOD by phase, standards, templates and quality checks. Many projects need both. If the model exists but the process is messy, start with consulting. If the process is clear but you lack hands, start with modeling.
What does a BIM consultant do, and when should I hire one?
A BIM consultant plans and governs how BIM is used on a project or inside a firm. Typical work includes writing the BIM Execution Plan, defining LOD, auditing Revit models, setting up templates and running coordination meetings. Hire one when an owner requires a BEP, when models keep clashing, or when your team is new to BIM.
Which LOD do I need?
Match LOD to the decision the model supports. LOD 200 suits early design and rough quantities. LOD 300 fits permit and construction documents. LOD 350 is where most trade coordination happens, and LOD 400 serves fabrication. If your contract names a level, we build to the contract. If not, we recommend one on the first call.
How much do BIM modeling services cost?
Standard 3D modeling typically runs from about $0.30 to $1.80 per square foot, depending on discipline and LOD. Scan to BIM can run higher. Scope, source file quality and deadline move the number most. Send your drawings and we quote in writing within 24 hours.
